Are there any extra support services available to me as an independent living resident?
Yes! BaptistCare Home Services is able to support and provide each individual resident with appropriate optional services. These will be responsive to your changing needs to maximise your independence and wellbeing. Services will be fee for service or government subsidised (if eligible) depending on your requirements.

Services include:

  • Meals
  • Housekeeping
  • Domestic cleaning
  • Laundry and linen service (in-home)
  • Social support, companionship
  • Assistance with shopping
  • Personal care support
Do I have to be a Christian to live at The Gracewood?

No – everyone is welcome, including those with no defined faith. 

What do I need to do to secure the Apartment I like at The Gracewood?

You can leave a fully refundable holding deposit of $1,000 to secure the apartment of your choice for 60 days. Thereafter you will pay $9,000 on the date of entering into an Agreement for Licence. You may rescind the Agreement for Licence at any time before completion occurs. The deposit of $10,000 will be fully refunded to you.

When will final payment of the full Ingoing Contribution be required on the Apartment?

Full payment of the Ingoing Contribution is due prior to the entry date which is agreed between you, the resident and BaptistCare.

Will I own the Apartment once I have paid my Ingoing Contribution?

Residents enter into a Loan Licence arrangement with BaptistCare. This arrangement grants you the right to occupy the residence, but not to ownership.

What if I change my mind after I move into The Gracewood?

You may terminate your contract by permanently vacating your apartment within the settling-in period, which is 90 days after you move into The Gracewood. BaptistCare will refund your Ingoing Contribution, less fair market rent for the period of your stay and less an administration fee of $200. You will receive your refund within 14 days after the termination of your contract.

What costs are covered by the Recurrent Charges?

Recurrent charges cover the costs of the day to day operating of The Gracewood including:

Repairs and maintenance of buildings and infrastructure of The Gracewood
Maintenance of plant & machinery and equipment, such as lift maintenance
Ongoing maintenance of internal fixtures and fittings supplied by BaptistCare
Property and other insurances
Council and water rates
Garbage disposal
Cleaning common areas and upkeep of grounds
Common area lighting and power
24 hour / 7 day emergency call monitoring
Security patrols
Operating and use of communal facilities, such as the pool and gym
Management of The Gracewood, including concierge service and chaplaincy
General administration, accounting and auditing

What is the purpose of the Concierge Desk?

As The Gracewood grows, our Concierge staff will:

Meet and greet new residents and visitors to The Gracewood
Assist residents and visitors with any general enquiries they may have from time to time
Help put you in touch with all the services and activities you may wish to utilise

Is there an annual budget for the operation of The Gracewood?

Yes, an annual budget will be prepared and presented to residents prior to the start of each financial year.

Am I able to bring my pet with me?

Yes. Small pets suitable to apartment living are welcome, upon application to The Gracewood Manager. Your pet is part of your family and is very welcome at The Gracewood. The Gracewood has a pet policy that ensures all residents, including non-pet owners, feel at home and comfortable in our community. Before bringing your pet into The Gracewood your pet will first need to be “interviewed” by The Gracewood Manager.

How do residents have input into the operations of The Gracewood?

Residents have elected a Residents Committee to represent their interest in The Gracewood and also to provide a channel for communication between the Residents and The Gracewood Management.

Are there Village Rules?

Yes. The Gracewood rules are designed to enhance the lifestyle of our residents in regards to the use, enjoyment and management of The Gracewood. You will find them as an annexure to your Contract.

Are window furnishings supplied with the apartment?

Yes. Window furnishings will be provided.

What are the fortnightly recurrent charges?

The recurrent charges payable for Stage 2 apartments will be confirmed at a later date. The recurrent charges payable for apartments completed in Stage 1 is currently:

  • 1 bedroom = $279.00 per fortnight
  • 2 bedroom = $299.00 per fortnight
  • 3 bedroom = $319.00 per fortnight
Can I have visitors at The Gracewood?

Yes. This is your home. Family and friends are welcome at any time and as often as you like.

Do I have to supply a Medical Certificate to certify my ability to live independently?

BaptistCare has an internal pre-entry assessment for our prospective residents. We request a medical certificate from your local GP to certify that you are capable to live independently. This also assists us in ensuring the apartment you have chosen suits your lifestyle and needs.

Is there a 24 hour emergency call monitoring service?

Yes. All apartments have access to an emergency call monitoring service. This is monitored off-site 24/7 by trained CareCall operators.

Where can I park my car?

Secure basement parking is available for residents. Each apartment has a designated parking spot which is only a short walk to the lift.

Am I able to store my caravan / boat on site?

No. There is no facility on site. Our concierge staff will be able to assist you in locating suitable storage facilities off-site.

When I go on holiday will my apartment be secure?

Yes. You will be able to travel as much as you like, knowing your apartment is safe and secure while you are away. If you wish, we can also collect your mail for you.

Are the apartments air conditioned?

Yes. Reverse cycle air conditioning is provided. With our apartments having passive solar design features, air conditioning will not be often required.

How has the design of the apartments incorporated environmental considerations?

The Gracewood is nestled into the Cumberland forest. With birds and nature at your front door its true contemporary living inside and peace and tranquillity outside. In fact all our apartments and grounds have been designed and built to state-of-the-art environmental standards, making the very best use of natural light, outstanding energy efficiency and environmental responsibility.

Our apartments have been designed to take advantage of cross breezes and natural light to reduce the need for cooling and lighting. Rainwater will be collected for watering gardens and open spaces. Apartments have balconies that provide a variety of aspect and district views
